The position of Property Manager contributes to the CHI Health vision and mission by providing oversight for property, operations, leasing, facility improvements and functions as they relate to all medical office buildings (MOBs) as assigned. This position further provides oversight for other types of system real estate and fixed assets, thus insuring maximum utilization of all property, as well as property evaluation and purchase negotiations. In this capacity, the incumbent will conduct coordination and contracting with various outside contractors, code enforcement and governmental agencies, vendors, property owners, real estate professionals, legal representatives, and other third parties, as they do business with CHI Health. Serves as a role model for ethical behavior and promotes an awareness and understanding of positive ethical and moral principles consistent with the Mission, Vision, and Values of CHI Health.
PRINCIPAL ACCOUNTABILITIES:
Manages all facility issues among physicians, system staff and other tenants to address their facility issues in a timely manner; including operations, engineering grounds, housekeeping, security, maintenance repair, renovations, and remodeling, and minor construction.
Interacts with physician tenants, and other tenant groups to enhance communications and foster long-term relationships. The outcome of the interactions will result in improved patient experiences and tenant satisfaction.
At the direction of the senior management develop, implement, and maintain a marketing strategy for both current and prospective tenants.
Manage the day-to-day facility management fiscal activities of the assigned properties, including bookkeeping, operations analysis and budget management
Manage all aspects of the lease administration from lessee and/or lesser perspective including rent roll maintenance, preparation/execution of all lease and related documents and lease provisions compliance
Maintenance liaison for MOBs and clinics, establish and facilitating a maintenance program to ensure world class patient care can occur in the environment provided.
Assist in the development and utilization of a Computer Aided Facilities Management (CAFM) system resulting in an automated collection and maintenance of facilities management information. This system will provide the Facilities Planning and Management and Property Management departments with the tools to track and report on facilities information with the following results: floor plans, building and property information, space characteristics and usage, tenant and occupancy data, workplace assets (furniture and equipment), business continuity and safety information, and LAN/Telecom information.
Provides leadership and direction to staff and contract personnel.
Coordinate closely with Facilities Planning and Management for the Medical Office Master Planning design and construction, which include but are not limited to; meetings with the architect, administration and general contractor; communication with contractors and hospital facilities support personnel to ensure the well coordinated delivery of physicians and clinic space on time and on budget.
Provides leadership for clinic planning, design and maintaining standards. Leads Property Management design involvement ensuring leases and designs are well coordinated.','!*!Preferred:
A minimum of five (5) years experience in the areas of property management, real estate including leasing, property acquisitions and development, and/or combination of supervisory responsibilities with accountability for maintaining a system level functional area including (but not limited to) budgets, multiple sites with a customer service requirement. Background in health care or related areas preferred. Additionally, recommended three (3) years of commercial construction project management background with management experience from design phase through final construction. Must have a professional, collaborative, solutions-oriented approach and strong relationship management skills with physicians and stakeholders.
Required: A minimum of a Bachelors Degree in Business, Accounting and/or Finance or related field.
